Features
The house was purchased by the current owners in the summer of 2004, who then embarked on a $200,000 6-month gutting of the place, under the planning of local architect Jim Hoy. The work also included a large family room addition off the kitchen, as well as a new deck and secure storage area.
At that time, the furnace/water tank and electrical panel were all replaced/ upgraded. Partial roof replacement (on addition and 2nd bedroom on main floor). New windows by Starlite Windows were installed throughout the house. A large 230 sq. ft. wrap-around deck was custom-built directly off the family room. There is a 560 sq. ft. patio directly below, which leads onto an 80 by 33 feet of grassy backyard. The property is completely fenced in. Main Floor
The main floor has dark stained oak floors with walnut inlay in the formal living and dining room and fir floors in the bedrooms. The kitchen, family room and bathroom are tiled.
The main floor bathroom has newly tiled soaker tub and originally art deco tiled sink.
The kitchen was designed and built by Paradigm Kitchens (Cambie/13th). Full-height, custom built "environmentally-friendly" cherry wood cabinets, granite countertops, Grohe fawcette and Kindred sink.
